Crawfordsville Retail Gap Analysis

American Structurepoint was hired by the City of Crawfordsville to conduct a retail gap analysis and recruitment strategy plan. While viewed as a regional shopping center in western Indiana and home to Tippecanoe County’s largest employers, the City had a lack of interest from commercial developers and retail tenants. American Structurepoint conducted a retail gap analysis to study the demand for new retail based on the amount of money area residents were spending outside the city limits. American Structurepoint determined there was the potential for new retailers in the restaurant, grocery, home furnishing, and clothing business categories. Once the demand was determined, we used our critical path strategy formula to create new strategies to help Crawfordsville go out and market their community to the commercial development and national retail tenants.

 

American Structurepoint, with the help of the Crawfordsville mayor, turned an opportunity into actionable items detailed in the City of Crawfordsville Retail Gap Analysis. With this project, our team took a more action-oriented, zoomed-in approach. Our team got into the weeds of the information-gathering process, hosting stakeholder meetings and learning about the people of Crawfordsville. Based on our understanding of the issues surrounding the lack of grocery stores and retail space, we developed actionable strategies and recommendations that helped the community understand why it was not attracting retailers. Upon receiving our ideas, city leaders expressed relief that this plan was practical and digestible. After developing our in-depth research and action list, we successfully presented an implementation plan that has set up the city for continued success and growth.
