600 Washington Mixed-Use Development Conceptual Design
Unhappy with the empty lot in the heart of their historic and architecturally significant downtown, the city began searching for partners to propose a solution. American Structurepoint was honored to be asked to design a mixed-use project for the site. The design problem was a difficult one. The solution needed to simultaneously respect its historic surroundings while advancing the city’s reputation as a haven for contemporary design. The long and problematically narrow site abutting a parking garage further exacerbated the challenge.
Fortunately, as the designers of the parking garage, it was a site with which American Structurepoint was closely familiar. Working alongside our development and construction partners, our team developed a 50-unit apartment complex above first-floor retail areas, which opened onto an urban plaza. The design leveraged underutilized areas in the garage and piggybacked onto existing vertical circulation cores. This strategy greatly enhanced the efficiency of the development, allowing for the redistribution of area and funds toward the creation of the shared outdoor spaces.
