American Structurepoint is guiding the Speedway Redevelopment Commission through a strategic planning and design process to create a master plan and redevelopment strategies for the main corridor and existing industrial area just south of the Indianapolis Motor Speedway. The plan's purpose is to make the area attractive to new business investment and improve the quality of life and entertainment options for Speedway residents and visitors. The planning process includes a detailed master land-use plan, streetscaping, architectural guidelines, development and attraction strategies, and strategies for business cooperation and financing. The project also includes an extensive public participation and public relations strategy.

The following are sustainable aspects of this project:
  • Incentives given for structures utilizing green roof construction, as well as pervious paving materials for parking areas.
  • Landscaping and setback standards are in place for corridor and internal streets to create aesthetically defined corridors.
  • The Commercial and Industrial District encourages most all commercial and industrial uses, but specifically prohibits residential uses.
